Am I required to make my property available to Section 8?
California law protects renters using Section 8 vouchers. Landlords cannot refuse to rent to an applicant based on their participation in the program. -
Are you licensed?
Yes. The broker, Shannon Giuliani, and our agents hold active licenses with the California Department of Real Estate. -
Can I reach you after hours?
We provide an emergency contact line for urgent issues. General inquiries are handled during our normal business hours. -
Do you rent properties short-term or furnished?
We specialize in long-term, unfurnished rental properties. Our focus is on providing stable, well-maintained homes for tenants seeking leases of 1 year or longer. Furnished or short-term rentals are not part of our portfolio, allowing us to concentrate on providing consistent, high-quality property management for our long-term tenants and owners. -
Can you put the money directly into my account?
Yes. We offer direct deposit for owner disbursements, making the process fast, secure, and convenient. -
Do I get to review or sign the lease?
Owners may review the lease prior to signing. We typically handle the signing process on your behalf, unless otherwise requested. -
Do you handle real estate sales as well?
No, we exclusively manage and lease rental properties. -
How is rent collection managed?
We offer multiple payment options for tenants, including online portals. We also enforce lease terms and handle late payments as needed. -
What lease terms do you offer?
Lease terms typically run for 12 months (1-year term) but can be adjusted based on owner preferences. -
How much is the tenant’s security deposit?
Beginning July 1, 2024, California law caps security deposits at one month’s rent, subject to certain exceptions. -
What types of properties do you manage?
We manage a wide range of properties, including single-family residences, townhomes, condos, and multi-family properties. -
What financial reports do I receive—and how often?
We provide monthly financial statements outlining income, expenses, and maintenance. All documents and reports are uploaded to your secure online owner portal, available anytime. -
Who holds the tenant’s security deposit?
Security deposits are held by Giuliani Property Management in our trust account.
